The owner (owner) is legally required to provide, install and maintain window keepers in the apartment when a child or child 10 years of age or younger lives in the apartment or will be present regularly for a long period of time, if the tenant makes a written request to the landlord (owner) for the installation of window guards. The landlord (owner) is also required, upon written request of the tenant, to provide, install and maintain window guards in the corridors to which the people in the rental unit have access without having to relocate the building. In the case of a condominium, a co-operative building or a collective building, the owner of the apartment is responsible for the installation and maintenance of the window guards in the apartment and the association is responsible for the installation and maintenance of window keepers in the windows of the corridors. Window keepers should only be made available in the first-floor windows where the window bench is more than six metres above quality or where there are other hazardous conditions requiring the installation of window guards to protect the safety of children. Flood zone (No. 46:8-50) – If the owner`s property is in a flood zone, it must be reported to the tenant.
An owner can use the Flood Zone Lookup tool provided by FEMA to find out if the premises are in such an area.
